Building Manager – Excellerate JHI (Sandton, Gauteng)

Excellerate JHI is seeking a Building Manager to join its property management team in Sandton. This is a permanent, mid-senior level role within the real estate and facilities management sector, focused on overseeing building operations, maintenance coordination, contractor management, and tenant relations.

The position plays a key role in ensuring that building assets are maintained to high standards, operational efficiency is achieved, and tenant satisfaction is consistently delivered. Role Overview and Purpose

The Building Manager is responsible for the day-to-day operational management of a commercial or mixed-use building portfolio. This includes managing maintenance contractors, supervising building services, ensuring compliance with safety regulations, and supporting property upgrades and renovations.

The role also involves working closely with Operations Managers and Centre Managers to ensure that building performance aligns with strategic objectives, budget controls, and service level expectations.


Key Responsibilities

Building Operations and Maintenance Management

The core function of the role is to ensure that the building is fully operational, well-maintained, and compliant with relevant standards.

  • Oversee all building maintenance activities, including repairs and preventative maintenance
  • Manage service providers such as security, cleaning, electrical, plumbing, and HVAC contractors
  • Ensure timely resolution of maintenance issues and service disruptions
  • Conduct regular building inspections to ensure quality and safety standards
  • Monitor building systems such as air conditioning, electrical, plumbing, and general infrastructure

Contractor and Service Provider Management

A significant part of the role involves managing external contractors and ensuring performance compliance.

  • Supervise service and maintenance contractors on site
  • Ensure contractors comply with SLA agreements and safety requirements
  • Liaise with contractor management teams to resolve performance issues
  • Evaluate contractor performance and service quality regularly

Tenant Relations and Customer Service

The Building Manager acts as a key point of contact for tenants and occupiers.

Required Qualifications and Experience

Candidates must meet the following minimum requirements:

  • Technical or mechanical qualification at N4 level (or equivalent)
  • 3–5 years’ relevant experience in building, facilities, or property management
  • Experience in technical maintenance environments
